Why automatic doors sit on your compliance schedule
Under the Building Act, commercial buildings with specified systems must hold a current compliance schedule, and the owner must supply the council with a Building Warrant of Fitness every year. The BWoF is only issued on the strength of certificates confirming each specified system has been inspected, maintained and reported on exactly as the schedule requires.
Automatic doors are Specified System SS3/1 — SS3/2where the door is also access-controlled — and land in that regime whenever they form part of an escape route or are linked to the fire alarm. The doors have to do the right thing when the building is being evacuated. That makes them a life-safety system, not a convenience — and it's why the inspection interval is short.
The practical consequence for a facility manager: an automatic door that has quietly drifted out of adjustment isn't just an annoyance — it's a certificate you can't sign.
Automatic doors are inspected to NZS 4239:1993 — the New Zealand standard for automatic sliding door assemblies. An IQP inspects the system and issues a Form 12Areport; the building owner uses that to hold a valid Building Warrant of Fitness (BWoF, sometimes written BWOF) against the building's compliance schedule.

Closing forces, opening and closing speeds and hold-open times measured against manufacturer and standard tolerances.
Mechanical condition
Carriages, belts, tracks, seals and fixings checked for wear that will become a failure before the next visit.

A written report at every inspection, with the annual certificate that supports your Building WoF.
Common questions
- What is an IQP?
- An Independent Qualified Person is someone a territorial authority (your council) accepts as competent to inspect, maintain and report on a particular specified system. The IQP must be independent of the building owner, and they issue the certificates that support your Building Warrant of Fitness.
- Are automatic doors really a specified system?
- If your automatic doors form part of an escape route, are held open or released by the fire alarm, or are otherwise listed on your compliance schedule, then yes — they are Specified System SS3/1 (SS3/2 where the door is also access-controlled) and must be inspected and reported on at the frequency your schedule sets. Your compliance schedule is the authority on this; we're happy to read it with you.
- How often do the doors need inspecting?
- The frequency comes from your building's compliance schedule rather than from us. Quarterly inspection is common for automatic door systems, with a full report at each visit and an annual certificate for the Building WoF.
- What happens if inspections are missed?
- A Building Warrant of Fitness can't be issued without the supporting certificates for every specified system. Councils can and do issue notices and infringement fines where a BWoF has lapsed, and an out-of-date BWoF can affect insurance and tenancy obligations.
- Do you only inspect FAAC doors?
- No. We're the FAAC specialist, but our technicians inspect and service automatic door operators from other manufacturers as well.
- Can you take over from our current provider?
- Yes, and it's a routine changeover. We'll review your compliance schedule, pick up the inspection cycle where it stands, and keep your reporting continuous so there's no gap in the record.
